How much will an extension cost me?

Someone was on here a while ago who came up with a rule of thumb 'pounds per metre' value.

We are looking at a house with planning permission for a fairly substantial extension, but to be honest, I doubt the agent will tell us what the owners were quoted to get it built!

I think its around 1000-1200 per sqaure metre

then add 50%

DP is a builder and a very, very, very rough way of a quick working out is about 15000 psm. All totally depends on materials you chose to use etc.

Get plenty of quotes and remember...the cheapest quote very rarely ever is! Severe under quoting is a scurge of the building trade!

My husband is a builder and I think he prices extensions at £1000-1500 per square metre depending on specification.

I wish I hadn't married a builder as you get nothing done in your own house if you do!

Kc3....are we married to the same man? We've a lovely glass-roofed extension - but half a kitchen - half a hallway and no floors laid....etc, etc....I could go on!

Jeanjeanie - I think so! I quite often threaten him with getting builders in - he would happily let me if I was paying for them as well!

we've just had 3 builders in giving ideas for an extension - we're in the south east and the cheapest was £1200, and most expensive £1800 per sq m per floor but it all really depended on what finish, what you are putting in the extension e.g. bathroom/kitchen push it up, how many windows, doors, type of roof etc...
