When would you say the housing market peaked?

Obviously this would depend of where you live, but say in Hampshire ie still on the edge of viable London Commuter Land?

Which quarter of 2007? Which is the year I think it did!

Right about when we bought our home. About June 2005, in the NE. Then it plateau'd for a very long time, before dropping.

August 2007 which was the month before the Northern Rock failed.

The failure of Northern Rock collapsed the availability of mortgage finance and that frankly is the main driver of house prices.

This is why the Govt is creating a bad bank / good bank out of RBS and Northern Rock and injecting new capital so they can start lendng again. Without that the housing market cannot recover.

I have to say though that there is stil very extreme stress in the financial system so do not expect overnight miracles. This will take years to correct.

Summer 2007. Was working in an Estate Agents in south London at the time. Sales suddenly tailed off dramatically in the Autumn quarter of that year.

I would say July/August when we bought our current house. We put in an asking price offer the day it went on the market I hadn't even seen it -- because we had got so fed up with being outbid. (We desperately needed to move for space reasons.)

The sale of our flat and the purchase of our house were each the last transactions in their respective postcodes -- literally nothing has bought or sold since then.
