am I crazy to consider trading up in the current environment?

because I've had enough of living in our flat. it's perfectly nice and homely but i want and need more space and a garden or i'll go crazy. we have saved quite a bit and our jobs are relatively secure (I know- i thank god every single morning, i know we are tremendously lucky) so we could afford a bigger and more expensive property provided we can sell our flat- trouble is, i am scared of trying to sell our flat. we are in London and I have been seeing the same 3 bedroom flats (we have a 3 bedroom) in the estate agents around here for months.

what do people think? anyone doing it?

not crazy at all, if you can afford it. Do all the obvious things like get several estate agents around to value and go with a realistically priced one. Make sure you dont get tied into one agent for too long, and get looking.

Not at all - just bear in mind that if flats the same have been on the market for 6 months then it's because they are priced too highly. However, you should be able to get a good deal on your new house.
