why not officially list house for sale?

I have been shown a house by an estate agent that is not being publicly advertised by that agent - it's not on their website etc. I do know that the agent has been showing it to a few other people so it's not really a secret or anyting. But it seems like a great place that would garner a lot of interest, so why be so cagey about it? Is there a reason a seller would do this? I would think they would want to reach as many potential buyers as possible.

I'm trying to get in the head of the seller for negotiation purposes. Any thoughts appreciated!

because you don't have to prepare the sellers information pack if it isn't officially on the market (I'm presuming)
