main shopping street property available-what business could i open?

The property in question belongs to my Dad who cannot sell it and has been unable to let it.He has offered it to me if I think I can make it into some kind of enterprise that will pay the rent and rates( quite low)
it is a second&third floor large 2 storey showroom /office on a main street in an upmarket town- beside a library,above a chic women's clothes shop and near to 2 fancy shmancy coffee places.Other shops nearby inlcude a posh kids clothes shop,a good Oxfam,2 pricy restaurants,2 upmarket hairdressers,several banks,a Tesco metro a smart interiors emporium ( cath Kidston Crabtree and evelyn /Emma Bridgewater/Greengate stylee)and a busy post office.The local area is a mixture of top of the market houses excellent primary and grammar schools and it is also a garrison town.

I have run two businesses before but neither of these models suit the property.
any ideas of what you would do woud be welcome, bearing in mind that there is a recession on.

if you had a cook books you could do cookery demonstrations?

something which sells things which help you be more self sufficient (seeds, garden tools, clothes mending goods)?

organic food and other products?

a baby shop!!! (not selling babies... baby stuff i mean of course)

Just check out whether you'll need planning permission for what ever you decide to go with...

A bakers. My town full of unnecessary shops (selling radiator brushes, fancy hot water bottle covers, etc.) is crying out for a decent bakers.

There is one in a nearby village and it's always heaving. I always have to queue.
