Pulling out of selling??

Our house isn't going to sell unless we take a huge cut, we are not desperate to move, so are taking it off the market. I am a property selling virgin so can we simply phone the agent and tell them to take it off, will we owe them for anything as they did the HIP as part of the package? Can anyone help? All it says afai can see in the terms and conditions is that I must give 2 weeks notice.

You'll have to pay for Hipps and not market it with another agency for a length of time - usually a few months.
