Landlord/letting agents and inspections

I have been in the property for over a year now and have only just received a letter from them saying they wish to carry out an inspection...they have said this is common practice once you have been in the property for 6-8 weeks I sent them an email saying I had been in the property for over a year but if they wanted to carry out an inspection that would be fine. I have had a response saying they are now going to be carrying out inspections every couple of months....is it just me or does that seem a bit much...I would have thought every six months would have been fine!!! Am I being unreasonable in querying them on this?

Suggest you check what is in your contract.

Every 6 months seems normal. Every couple of months seems over the top.

Landlord could have had a bad experience at another property (friend of mine had a gas check done at a property she owned and the corgi guy rang her and told her the place had been trashed, holes in walls not just general mess)

Inspections are usually every 3 months. They aren't checking to see if you are neat and tidy but that the property is in good order, you haven't broken doors off hinges etc

The 6-8 weeks time scale is so they can nip stuff in the bud early on.

Letting agents are paid by the landlord to inspect so it could be that they haven't fulfilled their obligation so are getting onto it now.
