Where to live in Surrey - Epsom area

We need to move to psom (for dd'1 schooling - she is about to start at a SN school there, hopefully)

I have no clue about the area. We need to be near epsom town centre, ideally, but have no idea where si a good area and wher isn't.

within a year, dd2 will need a nursery/pre-school as well.

so, we want somewhere that is nice, family friendly, close to epsom, with a good commute into the City for dh

any ideas?

Ashtead is lovely, as is Ewell Village. If you want to be in Epsom, there is a definite right and wrong side of the railway tracks! The area around Church Street, College Road etc is nice. Cheam Village is also quite nice. All these areas are reasonable walking distance to mainline stations to London.

That puts me in my place on the wrong side of the tracks then!

Avoid Watersedge,Longmead and The Wells.
Ewell Village is lovely but a pain for driving through, Ashtead is also really nice. We are in West Ewell near to good schools one with an excellent special needs dept.
I would avoid central epsom to be honest. Epsom downs is also nice
I would also avoid the houses near Sainsburys in Kiln Lane (Large gypsy site behind them)

we are looking to rent to begin with, as need to move quite quickly (no point in waiting for dd1 to start at school)

the school is near Epsom common, so have been looking around there. Have thought about Ashtead/Ewell etc, but ideally would like to be in walking distance of the school (when i visited, parking was an absolute nightmare!). fully recognise this might not be possible though
