If an EA says a property is having an offer negotiated on it...

and you LOVE it and desperately are hoping it isn't accepted, what are the chances of it falling through in current climate????

the negotiation part would mean it's a low offer maybe?

we are vieqing it Sat but I LOVE it already....

typically, it's been on since April and only just noticed it as bit out of area

If they're still open to viewings then they'd be daft to accept another offer before you see it.

It would suggest no offer at all to me given shenanigans of most EAs.

It's EA speak for "someone viewed it the week before last and said they might put an offer in if it wasn't so overpriced". I always rain on EA's parade when they spin this sort of yarn by saying "In that case perhaps I won't view, I don't want to go in spoiling anyone's sale and I don't want to deal with a vendor who thinks it's reasonble to mess buyers around." That normally flushes out the true facts.

mmmm, I know what you mean! though this is quite an old-school "nice" EA

and she did tell me the potential purchaser had nowhere to sell (sam position as us, annoyingly!)

It seems v good value to me, they have reduced by 100k since spring this year... (according to the tracker thingy you can view RM through)

i would think there is no offer and trying to push you towards making one or there is a crap offer. in my experience EAs normally talk too much and a lot can be gleaned from having a good old chat (or in the case of me today, giving the EA a lift to the next house to view - we were looking at 2) she's virtually my best friend now and is trying to get the couple who were selling the building plot a couple of months ago to consider a lower price for me

although still love the house i looked at the other day

mmm, I think so too Jampot but dh reckons agent is old-school and fairly honourable....

As an ex EA I think it is more than likely true that there is an offer on the table, (not necessarily low, it may just have been a first offer which is hardly ever accepted), no owner would be advised to accept an offer when there is another viewing coming up, especially if you are in a good position. It is the EA's job to get the best offer for their client, not necessarily the quickest offer.

Also, do be aware that a property always seems a lot more desirable when you know somebody else wants it for some reason. Make sure you really do love it for the right reasons, not just because somebody else wants it!!!

yes, agree - dh says we have to stick to what we can afford to pay and not get carried away!!
