On a property with the asking price of £170k in an area where prices are still dropping and people are struggling to sell

Depends on your position - do you need a mortgage? Is there a "healthy" chain? If you are a well-placed buyer I would offer £140k, saying that's first and final offer if you have the nerve.

I would take a look at what similar have sold for and offer 15% less as per the drop in the market. I would not take the piss.

I would hope to get it for £150k

At least 30% off so £130 expecting to pay around, £140 but personally i would wait.

Would offer 125 initially and then increase to max 135.It will be that soon but if you need to move negotiate hard now
