Would you go to the trouble of extending a house that you plan to sell in two years max?

Basically we are thinking of turning a 2 bed/1 bath to a 3 bed/2 bath just to add value. We need to sell and move for schools in two years' time at the latest. Do you think it will be worth the mess/trouble/stress/dust etc for the increase in value?

My worry is that because the schools aren't great here, that people wanting 3 beds, ie families, won't want to live here for the same reason we won't stay.

If it will cost more than 10% of the current value to do it, you'll be unlikely to get your money back.

you will not even break even The bottom of the market is not even close Better to sell now at a big discount and rent until things stabilise.

We just met with an architect this evening and he seems to think it will cost a lot more than we first thought, which clinches it for us anyway.
