land registry searches - do they really take 6 weeks?

my friend is worried that in those weeks her buyer will change her mind - could it take less, surely everytbhing is computerised now?

I may be wrong but I think that if you pay a little extra you can get the searches back almost immediately.

It won't be Land Registry searches - they are mostly turned around the same day (I used to work there in a former life!), more likely the Local Authority searches. I've no idea why they take so long.

You can do them yourself online at the land registry website.

i think the property has been on the market for so long, HIP does not apply..

You can pay someone to do a same day search - ask solicitor. Some are a bit about it.

you can take the local search round yourslef if you want to. Its called an expedited search and costs about £30 extra. You literally walk it from department to department and get the answers to the queries ( whihc will generally be - we don't provide the information to answer this question!!)
