Separate utility Vs second bathroom

I currently have two bathrooms, one upstairs with a bath and large shower cubicle and one downstairs with a shower cubicle that never gets used and currently serves as ad-hoc storage. I'm debating removing the shower downstairs and moving my washer and dryer in there instead. I would keep the toilet and sink in there so wouldn't lose a downstairs loo. My friend thinks I shouldn't do it because of the resale advantage of a second bathroom.
What is the general consensus? Has anyone done this type of conversion?

How many bedrooms?

If no more than 3 I’d go with your plan for a “lootility”

How many bedrooms? Are you planning on selling soon? If not, I’d go for what works best for you anyway.

I’m not sure that a downstairs shower is massively appealing, which is probably why yours isn’t really used. Unless there is space downstairs that could be turned into a bedroom, because then you have quite an accessible option of a downstairs bedroom and shower.

How big is your kitchen - how much does it need the extra space that you’d get from removing the washer and dryer?

Three bedrooms upstairs, when I moved in there was a bedroom downstairs but I have turned that into a second reception and would sell it that way. 👍

How many people live in your house, and is that likely to change?
I'm very thankful for an additional shower room. I would love a utility room but I wouldn't trade the downstairs shower for it.

There is room in the kitchen for a utility end, I've had a flood under the kitchen floor so will be putting in a new kitchen over the next few months, that's prompted the reconsideration.

I live alone but just aware that it is a family size house so when I sell in the future it needs to suit that use

We’re buying a house with an extra downstairs shower room and it was a big selling point. I’m hoping after this thread that we will use it as much as we think though!
it is a large shower cubicle whereas the upstairs bathroom has a shower over bath so I thought we would probably use the cubicle more than the bath!

Depends which you’d get more use out of? How big is your kitchen already?

I just thought as my kids get older an extra bathroom would be really useful and we might not be fighting over the shower.
