We’re looking at houses around Cedar Ridge/Springhead/Ferndale are and would really appreciate views from people who know this part of Tunbridge Wells well.
We’ve walked around it a few times and actually really like it, it feels very green, quiet and leafy, with lots of mature trees, and St James’ Primary looks like a very realistic school option. Also we would get a driveway!
But properties here seem noticeably cheaper than some parts of St John’s, the Village, Southborough Common etc, so I’m wondering what the catch is.
Is it mainly just that it’s a bit further from the town centre/station and not as convenient for some of the most sought-after schools, or is there something about the area locally that we’re missing?
Particularly interested in:
- what it’s like there with young children
- walking into town / to the station
- primary / secondary options
- noise/traffic or any roads/estates nearby that affect the feel
- whether it’s considered an established “nice” part of Tunbridge Wells or the rough end?
We’re not particularly bothered about being in the smartest postcode… we mainly want somewhere green, pleasant and safe-feeling where the children can walk to school and we can still walk into town reasonably easily.
And from what I can establish, I don’t think there is an obvious hidden catch but we don’t know the area.
