I am looking at this house This house which basically needs gutting and starting again. I would be looking to achieve something similar to This. Can anyone estimate a ballpark figure what that might cost? Assuming not premium spec but not basic, I’m not going to do any of the work myself and I don’t know anyone in the trades so no mates rates. I just want a feel for whether it’s even worth thinking about as I do like the idea of making it completely mine (starting again after a very nasty divorce).

Do you mean renovation or redecoration? We’ve just redecorated one room and it’s cost us nearly £4k and that hasn’t involved any rewire, plastering or anything to the floor.

As an aside, most trades won’t offer ‘mates rates’ because they have bills of their own to pay.

The kitchen looks nice though. Unless you're redoing the layout, does it really need a new kitchen?

The renovated house has moved the kitchen into the dining room and used the kitchen as a utility.
I have no experience of this personally, but understood it can cost a lot to move the kitchen, even to a neighbouring room.

Oh i am so glad a man came along and basically said exactly the same thing i did a couple of posts ago. Phew what would we do if there weren't men on here to help us to undeeatand complicated things like renovations...

Oh FFS.
Loads of people say the same or similar things on threads. It's useful to see similarities or differences of opinion.
Why snark at someone being helpful?

Looks like a great part of Yorkshire - I used costy.com to get a rough estimate when I was house hunting. I still think its free.

'which basically needs gutting'

it absolutely does not. You 'wanting' a different aesthetic is not the same as 'needs gutting'.

People throw that around like its the baseline thats expected when buying a house, its not its the utter extreme. Gutting is one step shy of knocking it down and starting again. Its the same with when people just assume every house needs a 'full rewire' when really thats exceptionally rare and most just need updates.

What you want is to redecorate, maybe add a new kitchen and bathroom although what's their is perfectly usable and doesn't really 'need' doing with any urgency by the look of it.

As for cost on changing things we redid our downstairs extension completely as the previous owner had wired and rebuilt buts themselves dangerously so we had to go back to brick. We moved the kitchen, added a bathroom and also did a rewire of the extension and new breaker and new flat roofs. Cost us £21k in the north east but we used a 2nd hand kitchen carcass so only appliances and the bathroom where completely new + all the work (roofs, plastering, electrics, plumbing etc...).

As for the rest of the house we just decorated it all ourselves, lots of days stripping woodchip and filling plaster, painting, fitting carpets etc... cost a couple of thousand. Redecorating is easy and basically just costs as much as you want to spend and can be done DIY.
