Ghosted after second viewing

Is it normal to be completely ghosted after a second viewing?

One time viewers - fair enough - some people are just browsing and it's to be expected there will be no feedback

A second viewing however, surely it's just courtesy to let the estate agent know you're not interested or have found another property rather than ghost the other estate agents calls and email.

We're selling our family home which is a ftb property. It's a buyers' market now but I can't imagine viewing twice (especially after stating they could only view on x date at y time which wasn't ideal with 2 poorly dc at home and having to find somewhere to take them for the duration of the viewing) and then not even following up with an 'it's not for us'.

I had this a couple of months back, it wasn't typical behaviour in the 20 something viewings I did during our house being on the market for a month, but it did happen. A young couple who were really keen and wanted to come back the next day with their parents for a second viewing. They spent ages looking around again and seemed positive during the viewing (they were here about an hour), then radio silence when our EA tried to call for feedback. We had a few no shows with first viewings which I expected, but I think if you've spent a couple of hours viewing a house a simple 'we've decided not to take our interest any further/ have offered elsewhere' is courteous.

If it's any consolation, we got a serious buyer less than a month later who only had one short viewing before offering the full asking price. So far (touch wood) the sale is going through smoothly, so try not to be too disheartened. Are your EA's vetting viewers as being proceedable? We don't have children, so it was less of a hassle to get the house quickly ready for viewings. If I had sick children I'd be asking the EA to clarify that the buyer has MIP/is under offer before going out of my way to accommodate a second viewing.

We had exactly this. Apparently very keen, had a second viewing, said they were deciding between us and another property, then never heard of again. No response to contact attempts from
the estate agents. Thankfully we found a buyer a week or so later and the move went smoothly. X

It's frustrating, but not worth getting too worked up about.

There are a lot of strange people about.

Although, depending on how long it is since the viewing they might have either genuinely not been available, or pretending not to be, so they don't look quite so keen when you are negotiating the price.

Same thing happened to us.

Young couple, she was pregnant with her first child. Very keen, loved the house, gushed that it was exactly what they were looking for. She was crying, the lot. They spent over an hour talking about where they were putting their furniture, asking questions about the village and she was really excited when I mentioned the couple over the road, about the same age as them were also expecting their first child. They took loads of photos and we were positive of a second viewing.

They arranged a second viewing straight away and brought her parents with her. We spent ages, again on the second viewing and she just kept saying 'this is the one, this is it' and was so excited.

Then, NOTHING! Ghosted the agents and never heard from again.

I get your frustration. Its annoying. Especially when they were apparently certain that this was the house they were going to buy.

It got our hopes up as we were almost certain of an offer.

I would just like to have heard from them and known why the sudden change of heart after everything they were saying. That was all.

We had a call from the agent with another second viewing pretty much straight away from a couple who had first viewed over a month ago and they came and then came straight in with a really good offer.

People are strange OP. Hang in there.

This happens. People are somewhat oblivious to the seller's stress due to being focused on their own buyer's stress/wishes.

Try to let it go. It's annoying but part of the process.

Also don't take a second viewing as sign of an offer to come, it can be a sign they are double checking before crossing a property off the list.

We have had a few like this, one asked some questions and then never heard of again!! I think it's weird when they are likely to want to view other houses with the same estate agent but clearly some people just aren't as bothered by this as I would be!

They come back for a 2nd look and it confirmed it not for them it’s upto your estate agent to follow that up

Well, it's not unreasonable to decide against a property on a second viewing - if it was a nailed on buy they wouldn't need to view again. But I would say rather than the buyers "ghosting" this is a question of your estate agent not doing their job properly and following up, getting feedback and sharing it with you. It's this having a relationship with the potential buyers, and actively managing the process that makes the differnce between a good and a bad estate agent.
