How to get the best photos when selling, angles etc.

I’m not talking about staging more the angles of rooms etc.

Most estate agents around us take awful photos, either really wide or fish bowl type. None of them seem to know how to show off the rooms to their best advantage.

We’re going to be selling next year and I want to get a bit more info on what actually looks good if anyone has any tips.

Take your own and forward those when you’re ready to approach an estate agent, that would be my advice. Sorry no advice on the actual photos ! From
high is my opinion though, and make sure lots of light is visible

I totally agree most estate agents take truly awful photos! I don’t know why they think that weird, ultra wide lens they all use actually looks any good? Yes, you can see the entire room but I instantly think ‘that room must be really tiny if they need to use that weird lens to fit it all in?’
Anyway, I digress! There are photographers that actually specialise in taking these sort of photos, I think I found one on the Houzz website last time I needed one, and the photos I received were beautiful. Given the costs of selling a house my theory is that a few hundred quid for good photos is worth it, especially since I read somewhere that it’s actually the photos that are the main driver of most people booking viewings.

Why don’t you go through listings and identify what you like and don’t like?

I saw some good tips on home-truths.co.uk blog but I can't find them now. Basically Google for "professional Vs amateur property photos" . A good photographer will make a room look 10 times better just with the framing, lighting, camera settings, a bit about content (removing distractions), it's hard to give a list.

Look at your local agents' websites to see which one does the best photos, then sign up with them. Or get a professional photographer to do take the photos. Or just keep practicing with your own camera until you find what works and ask the agent to use photos you are happy with, though they might say the resolution is wrong or something.
I find that zooming in to get in larger sections of space works best, and taking interesting shots eg looking at the garden through the railings, and doing it on a clear day but not when sun is blazing through the windows. And don't photoshop, but choose angles that show the most attractive features and leave out the others.

I've found that many estate agents use a professional photographer - we've sold five times over the past 19 years (in different counties across the UK) and all but one employed a pro to take the pics. I'd only use an EA that offered this service.

However, one photographer (Wiltshire back in 2014) would only provide eight photos per property - great if you're selling a small house - but the EA accepted our photos to top up.

Take it diagonally, not square on and squish into a corner to get as much of the room as possible. Zooming out slightly also creates the impression of space.

It’s amazing how bad some estate agent photo are.
I really can’t stand it when they try and take ‘arty’ home decor type of ones like a close up of a tap. They look stupid.
I’ve had two family members sell there houses recently and they both had excellent aerial view shots of their houses as the main listing photo.
Both made the houses look great and once people are tempted to click on the link then I think you are half way there.
Estate agents also seem to love to ramp up the colour saturation on their photos. I don’t know why as it looks awful.
