Insurance on exchange - urgent

I’m exchanging tomorrow and my solicitor has told me I need to get insurance from exchange. My insurance company say I can’t get insurance because of double insurance as the vendors haven’t moved out. But the law says I am responsible for any damage after exchange. Anyone experienced this with any advice?

Ex large UK insurer here. Ring your insurer and try again. They absolutely will be able to do this. It is only buildings cover you need between exchange and completion. They should then diary the completion date to move your contents insurance to your new home and close out on your old home.

Or just try another insurer !!!

Yes, when I moved my current insurer was able to insure both houses for a max of 30 days.

Your solicitor is pretty lax if he only reminded you about the insurance the day before! And your insurance company can do this as it’s perfectly normal. Hope you’ve sorted it now and good luck with your move!

Just use another insurer. We had this - our insurance company wouldn’t insure our new property as well as our old, so I took out a new policy on the new property from exchange, then cancelled the old policy on the old property once we’d completed.

I think I just did mine online. Was annoying as we couldn't transfer as we had a broker that organised the existing cover and they wouldn't let us amend it. Most odd. So i just took out another one online.

I've always just gone online and bought the insurance from a comparison website, starting from the day of exchange.

Thanks everyone. TBH I didn’t think it would be a problem as I had the online quote so I thought it would be a formality to just pay it the day before exchange. I will find someone tomorrow. I’ve seen online two companies who do it on exchange.

Yes I bought a buildings cover policy online the day of exchange and added contents the day we completed and then cancelled my old policy. It's normal to need buildings cover from exchange.

By double insurance do they mean two people will potentially covering the same property or you will have 2 policies going?

They mean two people insuring the same property.

I’m sure I’ll find a policy this morning. May just be some ringing around!
