Is EICR and gas safety is mandatory to have? Seller has 10+ year old record for that.
when I checked with solicitor then they said it’s not mandatory.

Not mandatory if owner occupied. But your solicitor already told you that.

The seller should be able to provide the service history for a gas boiler and, if not, ask that it is serviced and the paperwork shared with you before you proceed. Replacing a boiler is expensive.

The electrics are unlikely to meet current regs. That does not mean they are fundamentally unsafe. There are things to look out for which can indicate whether re-wiring will be needed. Are the plug sockets set into the skirting boards? What do the lighting cables look like? What about the switches and plug sockets? If you want a electrical safety check be prepared to pay for it.

Sounds normal. I don't know how old my electrics as I bought my house as a probate and I haven't had the house rewired in the time I've lived here as it hasn't needed it.

Gas safety certificates are only legally required for rentals. You could ask the owner to get the boiler serviced as part of the sale as they haven't had it done in the last decade. Realistically if the boiler is 10+ years old and hasn't been serviced, you'll probably need to budget to replace it quite soon.

As an aside, we bought a house with a 35 yr old boiler. It worked fine, just needed a new thermocouple every couple of years. When we eventually replaced it our gas consumption decreased massively.
