I live in a house worth 700k. There is a house near to me that it on an acre plot that I could (if I sold my house at the right price) get for 600k. I have a mortgage of 520k which I’d port. After everything (legal costs, stamp) I’d be left with 70k. The house needs work- it’s over 100 years old and is only 3 beds but it has tonnes of potential to extend and sits on a row of houses worth well over 1 million. The issue is that we would have to use the 70k to ‘make it good’- electrical rewiring, insulation, plumbing and decoration and then live in it as it is until we are in a position to begin extending (which will be a few years).
The reason I’m considering it is because I live in a new build which hasn’t gained much value over the 5 years I’ve lived in it and I’d like to build equity much faster.
Would you do this or stay put? For context, we live in a 5 bed house with two teenagers who are about to embark on their GCSE’s. The house we live in is in perfect condition.
