Currently living in East London and planning to sell my flat to move to a more affluent area, ideally West Hampstead.
I’ve found a 2-bed flat in my ideal location, with a great layout, excellent amenities and transport links. It’s around 860sqft, but unfortunately needs complete modernisation (no structural work).
The only DIY I’ve done is replacing sockets/switches, painting and decorating, so I’ve never managed a renovation project before. I absolutely love the property and am considering making an offer, but the renovation process is my main concern.
I’m aware I’ll need the freeholder’s consent to alter the property, but I’m unsure what comes next.
For anyone who has renovated a flat before:
- What professionals should I involve (architect, interior designer, structural engineer, project manager, etc.)?
- How should I plan the project and budget?
- Is it better to use a main contractor or manage individual trades?
- How do I find reliable contractors?
- What are the biggest mistakes or unexpected costs I should be aware of?
Any advice on managing the project from start to finish would be greatly appreciated.
