Im a first time buyer and am buying a house built in 2018. Ive just had my survey report and not sure if these issues are something I just accept or do I go back to the seller and ask for a reduction. Im buying from a housing association.

These were all rated amber:
A brick chimney stack rises through the main roof and terminates with a clay pot. It appeared
upright, with no significant cracking or displacement visible from ground level. The mortar joints are
weathered and locally eroded.
The lead flashings around the base are uneven and locally lifted, particularly along the lower edge.
This may allow water to enter at the roof junction.
Have a roofing contractor inspect the stack at close range, repoint the defective joints and properly dress or renew the loose flashing.

D2 Roof coverings
The main roof is covered with plain concrete tiles, with matching ridge tiles. The slopes appeared
reasonably even, with no significant sagging or missing tiles visible from ground level.
Moss and lichen are established across the slopes, with heavier growth near the eaves. This can obstruct rainwater discharge and conceal cracked or displaced tiles.
Have the moss removed without pressure washing. Any cracked or displaced tiles found during the work should be replaced, and the gutters cleared afterwards.

There's a variety of other bits duch as insulation not being spread evenly in the loft and the bath needing new sealant. I'm not too worried about these as I can fix them myself.

Wow, I've never seen a survey that goes into detail of, the bath needs new sealant.
I think you can see there is lots of 'covering their own back' going on, but the bit about the chimney flashing and maybe the stack needing repointing is a bit more important, but if there's been a leak it should be visible. Go back to the HA with it and ask for a reduction, worth a try.

In the current market its almost always worth trying to negotiate a reduction...
