Buy, Refurbish, Refinance, Rent - something that was worth doing 10 years ago.

Not the right market currently.

Renting is not currently easy if you don't have the most perfect of tenants.

Refurbishment, unless you are doing it yourself, is very pricey currently. Mortgage rates are high and climbing.

It seems like a particularly difficult time to choose to do what you are suggesting.

the people who i know who do this are tradesmen/tradeswomen who do excellent work and who's connections are with pricing out supplies. i know no one who have rented out with any positive outcome. one rents out a vrbo (kind of like air b&b.
btw they live in the refurbs while doing the work themselves.

Can't help you, but I must say I would not touch a 'flipped' property with a bargepole. They have, as far as I have seen, just been tarted up cosmetically, or if actual structural work/plumbing/electrics has been done then it's the bare minimum and as cheaply as possible.
