Very customisable prefab garden studio

I was planning on building a garden studio but the architect’s back of an envelope calculation was about £120k (8m x 6m) with a 3m x 6m overhang and 5m wide bifolds.
Apparently some garden studio companies are more flexible than others. I appreciate this will come at a cost but they suggested would be around half of a builder job. Hoping to get in as permitted development so would have to be 2.5m max height.
Any suggestions of companies to consider please?

Don't often give recommendations but Cosy Garden rooms have just done my friends and they were amazing. They live quite a distance from them so don't be put off by the location.

Oh excellent. Will take a look at them, thank you. Tbh it will just be how much they can tailor what they usually do. I have emailed Sanctum and am looking at A Room in the Garden but hoping for really customised.

hmmm one company has just told me there is a maximum legal size of 30m2 for an outbuilding under permitted development. I can’t see anything about this anywhere.

Over 30m2 you must go through full building regulations as far as I remember.

Yes I can’t find the rule that says this but seems to be what some companies are saying. I’ve asked if they can advise the source as architect didn’t think we would need. So need to understand if it’s a rule from them or from govt

Cranes garden buildings are very good - I didn’t have a garden room but they were very professional from start to finish for my project and I see on their website they have a lot of options.

Oh thank you will take a look. Realised I have misinterpreted the link above and in fact just need building regulations which is less onerous. No bat surveys I assume…
