We’re buying a house. Had a structural level 3 survey done, no issues, no signs of damp in the main house, no signs of wood rot etc. all good.
However, house is Victorian and has an original cellar. Damp readings on wall are high (obviously) but no high reading on the cellar wood work (stairs, posts etc).
Some signs of historic wood boring insect on one of the posts in the cellar but no fresh frasse hence believed to be historic.
Yet the survey report advises I get a damp and timber report…. Would that be a waste of money? I’m scared they will find stuff so they can upsell me a load of things I don’t need.
What would you do?
