Why won't this house sell?

Not sure if I have the right topic, but I'm going to be putting my house on the market in a few weeks and I've been looking at houses in the same area to get an idea of how much they are going for. Zoopla says my house worth is 360k but I honestly would be happy with 350k. In order to buy a house we want we cant sell for any less than 340k and looking at these houses in the same area as mine (see the links) I cant understand how a 4 bed which is very cheap isn't selling, yet the 3 beds which are dearer ARE selling. Looking at thase two houses for example, can I have some opinions on what u think the reason would be? Tia!

It's always the price op. Anything will sell at the right price.

The marketing of the 4 bed is terrible, there's only photos of 2 bedrooms and one of those is tiny. The floor layout of that house is also worse with the lounge upstairs, whereas the 3 bed has all the living space on the ground floor and bedrooms on the two floors above.

Her question is about what is justifying the prices listed, why one is selling and one isn’t.

But the answer is always it will sell at the right price. Anything will sell if it’s cheap enough, so buyers can overlook whatever other issues (garden, layout, square footage etc)

The 4 bed has only one reception room and agree the split level layout doesn’t work for a lot of people. Who wants to go up and down stairs just to make a coffee for example. Plus as others have said overall floor space is small

I know you didn’t like the reply but the answer is nearly always - the house is not selling because of the price. Genuinely if the price is right any house will sell. But the price it’s worth is what someone is willing to buy it for NOT what you are willing to sell it for or a Zoopla price or an estate agent’s price or the price a similar house sold for. It can be hard to accept that people don’t see it as being worth what you think it’s worth.

The 4 bedroomed one is very close to the A6, which looks like it’s a busy road.

I’d be put off by that (as well as by things that others have already mentioned).

The 3-bed is much nicer - prettier on the outside, more spacious, better kitchen, nicer decor. The garden much nicer although that looks like astroturf which I can't stand. I have to rip that up.
End of terrace houses generally get a better price than mid terrace.

The parking would put me off, my house has allocated parking at the front, with spaces side-by-side with no spacer gap. My neighbour on one side owns two spaces and they intentionally park as far up to our dividing line as possible, instead of centrally. Whether they’re doing it to maximise their own space, or be territorial I don’t know, but it’s put me off ever buying a house with allocated parking again

The four bed is -

• right by the A road, I imagine the noise must be pretty bad.
• the garden is small, north facing and in the shadow of a three storey house
• the garage looks like it has damp coming in
• the kitchen is on another floor from the living room.

I agree that the layout of the four bed is awful. That, plus the overall condition (looks in need of maintenance/improvement) as well as not everyone wanting a four bed, coupled with the current climate is the reason it's not shifting.

There are some near us in coastal West Sussex that are the same floor plan (and same size), but one has converted the garage and kitchen to bedrooms and relocated the kitchen upstairs so it's on the same floor as the living room. It's now a five bed. Much better layout imo. But it's still not selling - usually these are snapped up as airbnb or second homes, but nothing much is selling here.

3 bed is much better laid out, better maintained. The 4 bed garden is tiny and the grass hasn't been cut.

With a toddler, no way we could have the layout of the 4-bed. Bad enough having a separate kitchen on the same floor! The 3 bed is also simply a nicer house.

The 3 bed has a much better layout, a bigger garden and is much more appealing to the eye. Also it's bigger.

The 4 bedroom is a mid terrace. I have lived in the middle house of three and I wouldn't do it again. What is the access like to the garden at the back of the house?
The rooms look smaller in the 4 bedroom , the lounge is quite narrow.
The lay out in the three bedroomed house is better.
I would be careful with both houses, there are a lot of stairs and the rooms with the velux windows will get very hot in summer.

The asking prices are basically ridiculous for what is being offered, that is the bare bones of it.

The mid-terrace is utterly soulless and has a tiny, ugly garden that the owners have done nothing with. I'd have to spend a fortune to get it all nice and it would still be a mid-terrace, which I would hate because even if the neighbours aren't noisy you'd be able to hear them through the walls. If either of them are noisy it would be horrendous.

I'm no property expert but that 4 bed looks more like something you'd buy to turn into a HMO rather than a house that a family would live in.

The second home is Sold STC anyway, so it HAS sold!

Many bounce back to market after a lender "down-values" (prices in reality)
