Is this a 2 bed or a three flat ? Havent had many bites on my property and wonder f agent marketed it as two bed when in fact it is a third bedroom

Flat is in clapham north / wandsowrh and has a garden and priced at 650 and would accept 625 but not less

Why is market so slow ?

2 bed with office for wfh / nursery / occasional stays

Is that really big? Mine is 75sqm, 2 bed and 2 bathroom and the guy who valued it for the mortgage said it was compact!

It’s a two bed. The kitchen/dining area doesn’t work well as a reception as well as it’s also the corridor to the back bedroom. I can see if it was a student let or similar that the front room might be used as a bedroom but not for an owner.
I’m house hunting and it really annoys me when listings try to claim what is obviously a reception room is a bedroom or a room that is less than 6/7’ wide is a bedroom.
The market is slow due to the worldwide economy.

2 bed.

The reception room is in no way big and airy enough to count as a kitchen, dining and living room.

Plus if you marketed that as a 3 bed you’d end up with young families coming to look round and no way would that work for a family of 4. Plus one of the rooms has a door into the garden, the other bedroom would go directly onto the road so terrible for a couple with kids.

The only way I could see this being a 3 bed was if it was some sort of student rental where people were either out all the time or spent a lot of time in their rooms, and I don’t think landlords will find it easy to turn a profit at that asking price.

It is clearly a 2 bed, you could use one of the other rooms as another bedroom if you needed to but I can’t see how it could be sold as anything other than a big 2 bed.

2 bed

Definitely 2 beds. The big reception room is just that. It could be used as a third bed but I, and a lot of other people, wouldn't see it as one.

Two bed

Have you seen how many other two beds are on the market with outdoor space for the same price or less too - it’s not a good time to sell
