Exchanging contracts

The house i am buying is local to me. But my buyers are coming another town about 111 miles away.
Im wondering how do we all get to sign on the same day if they live so far away ?

What do you mean? I didn’t physically sign anything on exchange day itself either time I bought.

You don’t have to be in the same place, lots of people move hundreds of miles. We signed some of our paperwork but didn’t date them and sent them to the solicitors. They just dated them when they were ready. Other bits we had signed and witnessed and sent in well in advance of exchanging.

Solicitors do the actual exchange of contracts, not the actual property owners.

its normally done by phone, solicitors talking to each other and say Yup all sorted! Ie everything that needs to be done has been done so let's go,

Everything is signed beforehand and returned to the solicitors in advance. Nothing is signed on exchange day, you just get a phone call from the solicitors to confirm the details and fhat you are happy to exchange contracts.

You both sign in advance and the solicitors exchange on the day agreef.
