Home Report altered before Repairs.

I recently decided to sell up. EA came to discuss. Photographer came. Surveyor for Home Report came same day (in Scotland so have to have HR)

HR was a '3' for Rot and a 3 for Flooring. EA & Surveyor both recommended same specialist who came & also did Report. Upshot is 3k of work needed. HR Surveyor says don't need to use his guy (local builder can do for half this price) but if I do he doesn't need to re inspect & can alter HR to '1' not '3' for both. He can do this now & work can be done whilst house on market (it can't, it's messy & whole room needs emptied). Is this odd?

Yes but if you go with the guy who the surveyor says don’t use - the surveyor won’t have to come and re evaluate.

ie. By using the guy he doesn’t want you to… means the surveyor doesn’t get more money from you!

@WestcoeI think it's the other way around? If I use a cheaper local builder the HR Surveyor will make me pull rest of ceiling down, take photos, get work done , more photos and still a re-inspection. £££.
If I use his Recommendation, £££££, he will alter the HR before the work is even done.

Walk away.

leave the report as is, let the buyer do the work.
be prepared to negotiate £1.5k off the price further down the line.

@Tortephantthe quote for the work is 2.9k. I can attach that to the HR and go ahead & market but I'd obviously need to knock that off. But it's not being sold as a house that needs work & the work could be considered 'structural' (none of the joists under the dining room currently meet the wall!). If I was buying this house it would make me walk away yes.

Is it because they know and trust the builder will do a good job? Regardless, it sounds like the work would need to be approved / signed by building regs? Wouldn’t building regs sign off be enough for the HR? I’m amazing re-attaching floors to the walls only costs £3k. Does that include making good afterwards? There’s no way I’d buy a house with 2 large issues rated a 3 even if the work was suggested as costing only £3k as I’d be worried it’d be more or there’d be other issues. I’d get the work done then market it.
