First time buying a house advice

Me and partner are in a council flat at the minute. We want to buy a house. He’s the main earner and I am working as a self employed coach and don’t earn that much. We are having a baby together so we want to move as soon as we can but we need some advice/tips/hacks - anything that you would have liked to know sooner before buying a house

it can be any form or advice in regards to financial advice or physical house advice

please help we are clueless

Organise you mortgage, so you know how much you can comfortably borrow.
When looking for property, we always looked for the worst house on the best street. Location is very important. Schools, ( comes round quickly), links to transport, shops.

The first thing to do is make an appointment with a couple of Mortgage advisors. Find out what you can borrow, and you then have a starting point as to how much you will be able to spend. Of course, the fact you are about to go on maternity leave isn't going to help that.
Do you have a deposit saved ?

You are unlikely to be staying there for a huge amount of time so don't think it has to get your dream/forever home and tick every box.
Compromise is key and use it as your first step up the property ladder. In time you will know what are "must haves" and what actually isn't really important, remember these and use them when you buy your next home.

Take a compass when viewing - it is always good to know where the light falls in house and garden, so you avoid being in a dingy home.
