Friend has just had riccs survey and valuation and told to take 20% off that price to get it sold now !!

Edit: should have read the thread, you said Manchester. Ooh, that's bad. Last time I looked (2 years ago) Manc looked like it was stable / rising.

It is actually good! Not for the seller of course but if they bought a while ago it might not be too bad.
