Kitchen Reno cost estimate!?

We want to renovate our kitchen and turn it into a large kitchen-diner the pic shows the floor plans and the red lines are the walls we will be knocking down and the straight lines show where we want to extend to…

I know it’s impossible to get an accurate estimate but roughly speaking, has anyone done a similar Reno with extension and knocking down load bearing walls, and how much did it cost to do so?

I’ve just done a kitchen Reno with no wall knocking down and extending and it cost 50k.

It was a bigger space than this though as it had been extended by previous owners. So my back of a fag packet guess would be 80-90k?

I'd agree with @hellofrommyothername . My guess would be to budget around 80-90K

depends on the spec of fixtures & fittings and tiles etc but in principle yes.

We've just done very similar which cost us about 70k inc vat (in Hertfordshire) just for the build to get to the first fix & plaster finish. It did include putting a WC under the stairs as part of the works which you don't have there.

On top of that that fees for planning permission, building control, architect and structural engineers calcs.

If you're attached your neighbors might also request a party wall agreement which was another £1000 on top of everything else

I think we've spent about 90k in total and we're tiling, decorating and fitting the kitchen ourselves!

@Unicornorange oh interesting! We have a carpenter in the family so it’s mostly the other parts (walls being knocked down etc) we will need to find out more about. I hadn’t even thought about the neighbours 😅

Get a quote for knocking down wall then see if carpenter will fit new kitchen for you. Honestly you can make a new kitchen refit as expensive or cheap as you want. Are you able to fix tiles yourself? There are YouTube videos to show you exactly how to do it and tile cutting machine is an investment. It's not hard I've done it myself years ago. Pick larger tiles and you will have fewer to fit.
