Should we switch mortgage offer before exchange if rates have fallen?

So we’re not at exchange yet and have our full mortgage offer.
Just looked and the monthly mortgage cost and the rate has gone down very slightly with some providers.
I know the BoE base rate will be looked at again on Friday.

So I’m just wondering when or what makes people change their mortgage before exchange?
I know you have to be careful how many hard searches go on your credit rating too.

Any advice?

It’s Thursday at Noon the Bank of England meet to set interest rates. They are predicting they stay at 3.75%.

Halifax dropped their rates this week so it doesn’t necessarily align with BOE.
Speak to your broker as they should do this for you. I wouldn’t change bank personally

If it's with the same provider, you can ask them to apply the rate to your current offer. We did this and now have a cracking rate.

Yes this. If with the same provider it’s normally a fairly quick and easy process to switch your offer to their new lower rate. We did it with First Direct.

we did it at the 11th hour before exchanging, it took about 20 mins for new offer via different bank (via a broker). saved about 70 quid a month - well worth it.

How do you know that Halifax have dropped their rates? Where is the best place to find this infromation.

We are in the conveyancing process and have a mortgage approved with Halifax so this may help us!
