Buy a moneymaker or something with soul

Im a first time buyer and what i can afford on paper doesnt translate to what I can afford in terms of mortgage repayments right now, due to AI destabilising my industry and a loss of earnings.
I keep flipflopping between two options:

  • Buying a "ready to go" 3 bed, having lodgers in 2 of them to cover the mortgage
  • Buying a 2 bed that feels much more aligned with my vision and aesthetic and focusing on new work strategies to recover my earnings

Another point is that I do something creative for which I was recently "picked up". Im torn between thinking I should get a 3 bed + 2 lodgers to give me the brain space to focus on this new opportunity, or I should get somewhere that feels good for the soul

I would vote for the cheapest property that will suit your needs. You will loose less in the correction.
I would hang on and watch the market for another 6 months at least.

Why do you need a three bed? If you’ll need lodgers to cover the cost it sounds like you can’t afford it. I’d always pick the cheaper option and having more disposable income/money to save

Find a cheap home that serves your soul. Lots of choice of flats at the moment. Don't rely on lodgers, if relationships go sour you have no space at all to rest and create in.

Im really wary of buying a flat despite the fact that I actually like flats, the reason being every single one of my friends who bought a flat is drowning in service charges that ended up rocketing

Feeling financially comfortable can be great for the soul! Aim for balance and consider how unhappy perhaps not being able to pay your mortgage might make you.
Create the soul where you chose. :)
