Pregnancy/mortgage

We are moving house in the next 2 months and have had new offer in place for a few weeks. However my period is now late and I need to test - could just be moving/selling stress but if I'm pregnant, do I need to declare this to the lender? We can afford the mat leave.

Honestly, I would not. Your financial situation has not changed just because you are pregnant. You are still working. You could lose your job the day after you complete. You could, like me, get cancer and need to stop working with a mortgage (we’ve scrambled the money from other places now that I have no income). You could have your baby and go straight back to work and have family provide free childcare. It doesn’t necessarily have any impact on your affordability. I would just keep on going.

No you don't. It's based on your finances at the time of applying.
