Compensation for intermittent hot water

We are accidental landlords of one flat before I get told off for being a landlord. New tenants just moved in, hot water intermitten so I got a plumber in within 24hrs. A part in the boiler needs replacing, hoping it will happen by Friday. I hate that they have moved in with no decent hot water - what would be an acceptable rent discount to offer while the boiler waits to be fixed?

genuine questions looking for fair answers - rent only just covers the mortgage so answers of “all of it” aren’t realistic but I do want to offer something for the inconvenience

Are you in a position to pay the plumber to put an immersion heater in a hot water tank? This is assuming that they have both a nearby electric supply and a hot water tank.

I’d price up a gym day-pass/night at a budget hotel.

My landlord paid for a week pass at local gym so we could use hot showers

@grapefruit100 good idea, I don’t think there are any gyms within a bus ride but I’ll take a look

@Madcats there's nowhere to put a hot water tank or immersion heater, it’s a small flat!

If the shower is electric … they can use that for hot water. Boil kettles for washing up.

$h*t happens. If it was their own home they’d just have to wait on the plumber & parts.

You are not their Nanny.
Im an ex Landlord. I was pro-active & I had very long term adult tenants. They understood the vagaries of tenant life.

The shower isn’t electric, I would agree if they’d been tenants for a while but they’ve just moved in so I’d like to start on the right foot. In the 15years we’ve been renting our flat we’ve relied on good mutual relationships. Even more important with the new rental acts!

I’ve offered gym membership or cash equivalent
