How much tidying/cleaning is necessary? I had a guy who was like a bulldog with a clipboard for the last one years ago and downvalued and I would like this one to go… well!

I suspected that might be the answer and they’ve given me very little notice!
the last time the guy told me a private garden added no value to a flat as it wasn’t private from the road

Don't they all do desktop valuation now? This has certainly been the case for me twice in the last three years.

No this isn’t a desktop one. Mine is tricky to value though - there’s 4 apartments. One has sold at auction for fuck all, one hasn’t sold for 15 years and the other sold a few years ago
only mine and the one that sold at auction have the same layout/footprint

Scrap that. He TOLD ME he was, he’s actually down valued it again after standing in the living room telling me it would be way more than 2021
means my LTV is ruined and my rate is up another 0.25%

No, they just value on recent sold prices and give themselves a margin of safety for interest rate rises or a price crash.
