Notice Period - Nee Renters Rights Advice Please

I would appreciate if anyone could advise if this is correct.

I moved into a rented property on the 8th August 2025 and signed a 12 month lease.

I am in the process of buying somewhere and will hopefully be completing at the beginning of June if not before (I’m not in a chain nor is the vendor)

From what I can gather the new renter rights came into effect today meaning that I only need to give two months notice.

I emailed the lettings agents today letting them know I wanted to give notice and that would take us to 01/07/26 however they are saying that I will still need to pay until the 07/07/2026.

please could the wise people of mumsnet tell me if this is the case and if it is why that is 😅

I have no idea about the law.
Do you have somewhere to stay if your new property does not go through by 1st July? Buying is so often delayed. If you have broken your rent early there is a chance they then won't give you any leeway if you suddenly need to stay a little longer.

I think they may be right- most notice periods begin on the date rent is due in that month.

what is the rental period date in your tenancy agreement?

it is not 2 calendar months, it is 2 rental periods, and must align with the end date of the rental period (which is NOT necessarily the rent payment / due date).

If your tenancy started on the 8th of a month then your rental period ends on the 7th of the month - read your contract!!!

Agent here. Notice must be given on rent due date or coincide with end of rental period. Ie 28th then notice effective 28th May to 27th July.

Letting agent is correct. It's two months from the next rent date. So if next rent date is 7th May then end date would be 7th July. It's not two months from the day you serve notice.

Side note, but please don't give notice before exchange!! It's a massive risk

I know it hard to suck up the overlap in bills, but it's better than having nowhere to go if the sale is delayed or falls through.

typical letting agent gets it wrong: "notice must be given on rent due date".
there is no "must" about it .
tenant can give notice at any time they want to do so.
BUT the "musts" are:
a) it must be at least 2 months long
and
b) the end date of the notice must be the rental period end date
