We are planning to extend across the back of the house and found a builder from recommendations. What should I expect in terms of contract/timelines? Should I ask or is this supplied? Tia

They should give a timeline, whatever it is, double.

It's a bit of how long is a piece of string- some to do with you, some to do with them. They can advise on their availability and how much work might take place; other things may well be on you (eg planning, party wall agreements/disagreements, buildover agreements if needed, plans if using an architect etc)

Are you talking about getting a quote or do you already have plans in place? Do you need planning? How much work do they have (a good builder is likely to be booked up and worth waiting for)?

Always worth getting a few quotes- there was £75k+ difference between the ones we got for some work that took place last year (and we already had planning in place and architectural plans)
