Is a 10'4 by 9 bedroom workable as a small double?

I'm looking at a house with one bedroom 10'4" x 9'. Do you think this could be a viable small double bedroom for a teen who is at uni half the year or is it too small?

Sounds fine.

AlcoholicAntibiotic · 08/04/2026 21:08

It’s fine. Plenty of people manage with smaller bedrooms than that.

AllIwantedwasanMOT · 08/04/2026 21:10

Sounds plenty big! You could also consider a double loft bed so they can have a sofa or desk underneath it.

We've just moved and picked the smallest room. It's about that size, or just less in length actually.

Have a double bed, two wardrobes and two Billy bookcases with doors as extra wardrobes. Works perfectly fine. Still have plenty space at the window, where I plan to put a vanity table when I finally search one out....

Advocodo · 08/04/2026 22:28

Yes it will be fine.

BauhausOfEliott · 08/04/2026 22:35

That’s not a small bedroom at all.

Twoshoesnewshoes · 08/04/2026 22:41

That’s plenty of room.
you could get an ottoman or storage divan bed to help with storage.
also, in our smaller bedrooms we had shelves out in on two walls about a foot from the ceiling, the full length of the wall.
great storage and they look really good (I think)

I realise it's your home, not an HMO, so these guidelines aren't legally relevant, but to give you a guide. I worked out the room as being 8.37m2.

Their guidelines for a single, adult bedroom is a min of 6.5m2
For a double, adult bedroom it's 10.2 m2 so yes, the room is fine for a single adult.

awalkalongthecanal · 09/04/2026 05:50

That’s the size of a lot of ‘main’ doubles in new build houses these days. So yes it’s fine! Not spacious, but room enough. Dd2 has one similar (actually a little smaller) and fits in desk, small double and massive wardrobe.

fishfingerschipsandpeas · 09/04/2026 06:04

You could try it with a small double 4' x 6', that would give more room.

Booooooooom · 09/04/2026 06:20

Yes ds was in a 10x7 bedroom used as a double till he left home so 10x9 sounds reasonably spacious!

stapletonsguitar · 09/04/2026 06:42

It’s fine. My DS is in a room smaller than that and he lives here full time. He has a double ottoman bed, compact bedside tables, chest of drawers and a clothes rail (but could’ve got a double wardrobe in the space (he has a fitted wardrobe in another room which was his and is now the office)

Row23 · 09/04/2026 06:46

Goodness, that is the same size as my master bedroom! We have a king size bed, built in wardrobes, two bedside cabinets and a tall cabinet in there. I feel like we still have plenty of floor space, but if you had the bed pushed up against one wall then you could probably even fit a little desk in there too.
If that’s the smallest room then you are incredibly lucky!

CheeseWisely · 09/04/2026 06:50

Our old bedroom before we moved was 10.4 x 8.4. We had a double bed, built in wardrobe big enough for two people to share, a tall boy and a dressing table. Before DH moved in I had a small double that gave a smidge more space, but it was fine either way.

10.4 x 9 is more than big enough for a single person that’s not there all the time!! My room at my Parents house until I moved out was a single room with a single bed.

Owninterpreter · 09/04/2026 07:06

Yes, both my older teens are in rooms smaller than this. They have small double beds not stabdard doubles. One of the rooms the bed does take up most of thier room but thats what they wanted. That one has space for a wardrobe and a small drawer unit as well but no desk, but its quite a bit smaller than yours. The other has a desk, drawers and a hanging rail (not a wardrobe and its about 10ft by 8ft6. Its the envied big room!

TeddyBeans · 09/04/2026 07:25

When I moved back home after a breakup, I had a full double bed in a just about 9 foot square room. It was tight but doable! 10x9 sounds fine to me

Bryonyberries · 10/04/2026 16:14

My room is about that size and easily fits a small double with room for drawers etc.

TheHellHoundBlackShuck · 10/04/2026 19:06

Thanks everybody- I am reassured.
