Thoughts on living in Bush Hill Park

Hi everyone

After seeing lots of houses over the past few months, we’ve found one we like in Bush Hill Park (EN1) on the west side of the tracks.

The commute to town looks great for both of us, it’s in catchment for Raglan for our little one and it felt peaceful.

However it’s not an area we know really well - anyone have any strong opinions or can help us decide if it’s right for us?

I’m sure others will know more but we drive there and get the train to the Tottenham Hotspur stadium. It looks like attractive suburbia to me and well connected on the Weaver line. (It sounds like weavil line on the announcements!) Looks pleasant with a variety of housing.

I grew up around there and though I have now moved elsewhere, I still have family local! If you're happy with being that far into th suburbs then think it's a good bet for a well priced family home with an easy commute to the City (and to the Victoria line).

Raglan is a good school. Secondary catchment is not so great, but not awful (Kingsmead, Winchmore, Edmonton County?) - just ordinary London comprehensives with all the usual issues.

Enfield Borough is more socially deprived than it used to be, and my family still living there worry about antisocial behaviour and crime - but not this particular part. Depending which street, Bush Hill Park is quite a backwater really.

There is talk of 20k houses being built on Enfield's green belt which the Labour run council are supporting - if it goes ahead it will massively alter the character of the area north of Enfield town and make it feel much more urban. It represents a massive population jump for the borough so I hope the other facilities will be added too.

Thank you that is really helpful context. I think we would move prior to secondary in any case (if we can afford to!) but that is good to know, appreciate it.

hopeful that the home building brings with it proper regeneration of Enfield town ! But the area around bush hill park / queen Anne’s feels nice and quiet and safe
