Help me redesign this space - possibly impossible 🙄

So im looking for a new home & designing a granny flat/annex

I have this space to play with (not bought the house it all depends on how clever you guys are)

There is water & drainage upstairs around the red cross and the kitchen red line is 8ft 9 and the garage red line is 16 ft 6 so one dimension is 25 ft 5 (7.7m ish) no idea on the other one

I need a bathroom, bedroom, kitchenette/lounge
I'd like a hobby room (well id like the entire garage as my hobby room but im not getting that!!) - possibly making the understairs cupboard into the washing machine/laundry area

Help!

Im thinking this house is a no

Help me redesign this space - possibly impossible 🙄

Buy a home with an appropriate space, or put a cabin in the garden.
The cost of what you propose will exceed the value of the house and your useable area minimal and liable for council tax too.

Is it one storey or do you have the same amount of space upstairs that you can use? If it’s just one level, that’s a lot of rooms to try and get out of the space!

I'll taken it off the list (it's only on because the rest of the house is great!) But the garden wouldn't take a cabin

It's my job not a hobby so slightly important and it fills the space available but hobby room describes it best

Ideally that double garage would be perfect but realistically I have to compromise

Are you saying you have the double garage space and the kitchen space to convert into the granny flat?

I converted a double garage into a playroom and kept a storage area across the entire back of it which can become a kitchenette and a shower room in future if needed.

Single bed or double?

So would a double bedroom size would be ok? I thought from your ok the hobby room was a want not a need!

Sadly I don't think the garage is big enough to make 3 rooms out of, even if you did pinch a bit from the current kitchen as you still need a kitchen and turn the utility into the bathroom you need - hence pinching a bit from the kitchen.

So you have 16' 6" and 15' 7" - even if you just split the garage in half making 2 rooms of 8' 3" and 15'7" it's going to be narrow one way and long the other, plus windows etc to put in.
you won't get the work / hobby room as well.

Can you knock the utility and toilet together to give you a bathroom, knock the wall between kitchen and the garage to give a kitchen/living space and a wall between the garage windows (effectively split the garage space) for a bedroom? It doesn’t give you a hobby room but you could zone part of the living space?

Its going to be a small annexe whatever you do - it depends on how much room you want.

That's lovely I particularly like the bars over the sofa (which would probably be loads of kallax units 🙄😆)

With the bathroom at the front and.the tiny bedroom at the back

All depends on walls being stud or load bearing in guess
