Would you relist?

our chain has collapsed and we’re being left with two options: wait until our buyer finds another buyer OR relist our property. My husband is keen to relist as we feel our buyer is being dishonest about the scale of work his property requires (extensive!) and won’t budge on his buyers reasonable requests. I’m not so keen to relist as we waited nearly 9 months for our offer. To start viewings and the whole process again feels me with such dread. The whole process has been almost a year, I don’t think I have it in me! What would you do?

Cut your losses

Relist if the buyer is messing you around and when you relist, have stricter criteria and don't be quite so nice or accommodating. Get rid of them the first time they mess you around and move onto the next potential buyer.

What were the reasons for the length of time it took to sell? If it was price, presumably you’ve now priced it differently.

How long is the chain? You have a buyer and they have a buyer, but is there anyone below that and what about above you? It is a better time of year to list, but I can see why you’re fed up with the whole thing. If your buyer is flaky and won’t budge, his buyer may pull out anyway.

Would you keep the same agent?

Relist and see if your buyer gets a new buyer before you get a new offer (and if they do then you can decide then whether to continue with them or just continue to list)

Even relisted the same buyer will probably be interested so you've nothing to lose but quite possibly something to gain.

So we spoke to our estate agent yesterday. They weren’t enthusiastic at the idea of relisting. They said the market has picked up however knowing our history, they are concerned it going back on the market we could be waiting a long time for another buyer.

Just for some context our house is in SW of London lots of competition in our area. With our first agent we had numerous viewings, price reductions but only 1 very very cheeky offer (we rejected). Then we moved agent and accepted an offer within a week. However all in all that was about 9 months.

We’re going to think about it over the weekend and make a decision but even I’m more inclined to relist.

You should definitely relist. Your original buyer can still buy your house if they manage to find another buyer quickly. But if not, at least other potential buyers could be viewing your property.

when my buyer pulled out, the people we were buying from re-listed

however, we got an offer before they did so they allowdd us to carry on with the purchase

we knew they had to keep options open.

we relisted when the bottom of our chain collapsed. We did say to our buyers we’d continue with them if they sold before us. But as it turns out we’ve sold before them. We had the upward chain waiting on us and didn’t want to keep them waiting longer than needed. There’s no harm in going back on, you can still pick up where you left off if they sell before you but it keeps your options open.

Our buyer lost their buyer a couple of months ago. We gave them time to find another buyer but so far no luck so we are going back on the market on Monday. We are lowering our price, unlike our previous buyer who refuses to consider it!

EA"s come out with all sorts of nonsense, large numbers of EA"s are going bust I hear.
