We’re possibly looking at a 40sm single story extension - looking atplans now but the various ranges I’m seeing on the internet are confusing me a bit. We’d manage lower end, higher end probably mean we can’t do it. Would it be realistic for that to come in around £150k including kitchen?

We keep seeing things like costs could be between £1500 and £3000 per square metre but it’s never entirely obvious what those ranges include.

I’ve been quoted £47k (incl. VAT) for a 19 sq m single story kitchen extension, not including cost of the new kitchen but does include cost of fitting it, plus all internal stuff like plastering, painting, laying floor etc. South east.

So that sort of feels possible then then the build could be circa £100k. Thats the bit that seems like such a massive variable when you just get thumb in the air estimates. I am nervous about costs escalating massively though.

This is the fear. We wouldn’t want to scrimp. Obviously we won’t know until we have planning and get some actual quotes but I have it in the back of my mind that it might become out of reach.

That’s 3k per square metre plus 20 for a kitchen. That’s perfectly doable (unless yo want a ridiculously expensive Humphrey Munson kitchen).

Back in 2022 we had a single story extension, and rooms knocked through to make an open plan space and garage conversion. We paid £85K from start to finish, this included everything except decorating. However we had the quote done in 2021 just before prices shot up and we were lucky our builder honoured our quote. I would expect we could have ended up paying well over £100K
