House extension - who to ask?

We bought a lovely but small house last year and want to extend it. Costly!
The plan is to do one of the two: extend the tiny kitchen and convert the garage into a study, which would give us much more space in an area which we use a lot; OR extend the loft (should be able to get a large ensuite room or two smaller rooms). Unfortunately we don't have funds to do both.
We prefer the former as I really want the kitchen extended, it's very poky at the moment and I like to cook.
The question is whether how much value these two options add to the house if we were to sell down the road.
My question is: is it appropriate to ask a local estate agent this question?
Any views appreciated!

Yes, do ask local agents. From my perspective the do the garage option. You spend more time “living” than “ sleeping” from the point of enjoying the space. The loft will be more costly too.

No reason why you shouldn't ask estate agents but I think the housing market is forecast to go down anyway.
