Extension suggestions for this layout

Would love everyone's opinion on renovation suggestions for a house we're contemplating with this layout. Ultimately it will depend on planning permission, budget etc but just a bit stuck as to envisioning what could potentially be possible.

What we'll be doing:

• knocking the front room and downstairs bedroom through to make it a bigger room

We'd love:

• 4 bedrooms all on one floor
• downstairs WC
• loft extension for another living room and toilet (if possible)

You need a window in a room to be able to call it a bedroom, so if you want 4 bedrooms on the same floor the only way to do that is to split the large bedroom at the front into two rooms.
I think a loft conversion would make more sense. You will be able to put a bathroom in the loft but that will be easier if it is above the current bathroom.

The plan you have posted shows a downstairs loo so that's where you could put one.

Walk away from this one and find a house with a floor plan and spec that works for you.

the cost of what you are proposing is disproportionate to the return you will get.

The link you’ve posted doesn’t have a downstairs bedroom and loft status is unclear. So I don’t get how your bullet points relate to the floor plan.

I think it will depend on how similar your house is to the one posted.
The photos look as though there is very little loft space - the roof has a very shallow pitch. I'm not sure a dormer extension would help - it would be on the side elevation. Generally I would say extension potential is limited.

Have a look on the Council planning web pages and see if any other properties in the road of the same design have been extended. If applications are less than 25 years old, you should be able to view the plans online. That should give you some ideas.
