Do we really have to pay for all of this? I feel like they have just added stuff on.
What even is a search pack? 3 different types of land registry fees.
Moving is so expensive!

Yes unless you want to do the conveyancing yourself which isn’t recommended.
Searches are obviously important to identify any issues with the area etc.

Well if the searches have already been done and the legal services provided then yes of course you do. If you want to skip searches and legal advice next time you buy a house just do the conveyancing yourself and hope for the best. Good luck.

They also can't do it themselves if they are getting a mortgage. We asked when we were buying a property off a relative who had built it and it sat on their land etc.

The searches are what is local to the property and may have an impact, such as flood plains, various kinds of noxious substances in the ground ages ago, potential developments and anything else locally that might affect your purchase.

Were the estimated costs not available to you at the outset? I know about most of those fees, but eLodgement fee is one I don’t know. Presumably you had a short time between exchange and completion. Nearly £50 to press a button and transfer money, or is there more to it than that?

Yes pretty standard - I note that file setup fee is marked as paid though - so that shouldn't be included should it?

Their search pack and almost everything under 'our fees' except for their legal fee seem to be on the pretty high side to me. Under £900 for legal fees is on the extremely cheap side.

They seem to be balancing out their cheap legal fees with adding more money than is necessary onto many other things instead.

Good Lord I hope I don't have to pay that much, my initial quote was £1700, I assumed that would be what I'm paying but who knows now!
