Newish Build - Home Builders Survey?

Would you have a level 2 survey on a property that is 3 years old?

Yes to the survey, but I don't think 3 years is necessarily a short period of time. Circumstances (family employment, finances etc) can change a lot in 3 years.

I agree, a lot can happen in those few years plus remember that the NB buying process can be very protracted (and stressful!) so it may be that a relationship has ended almost as soon as they move in.

We are on a NB development (we love it!) and over the past couple of years a few houses have gone on the market but speaking to the owners, it is almost always due to break up, change of job, relocation etc.
No-one has said they dislike the house/development/area.

Have to admit we didn’t get a level 2 on our first home that was under 10 years old, and nor indeed did the family who bought it off us (by that point over 10 years old!) might have been daft but when I asked around back then it didn’t see necessary with the NHBC warranty. That said being older and wiser now I probably would!

Ask to see their snagging report from when they moved in. If they don't have one then definitely get a survey.
