Lease extension...pay more now or wait for new laws..?

Relative has a sheltered accom flat, only 62 years left on lease, will be moving into a care home so wants to sell up. The new lease marriage cost clause was challenged in court by duke of westminster, he lost and will appeal. Whilst flat is empty and on market, it will cost appx £300 a month in service charge and council tax, can only be sold and not rented out. Currently about 5 other flats in same block up for sale with short leases. Issue is....wait until new law enables lease extension at much lower cost or extend now for £35k and sell up ? The appeal could drag this out for a few more years.

Why would anyone buy your mum's extended lease when they can get a short lease (which they can subsequently extend themselves) at a much cheaper price?

It's not my mum , but you have made a valid point...will pass onto family.

I wouldn’t be waiting around for laws to change, it might not be a change in your favour and even if it is, unexpected caveats may be involved where you don’t benefit as much as you assume.
