2025/6 extension costs

Hi,

We are looking at doing a two story extension in the East Midlands. We haven't moved into the house yet so no drawings yet etc etc. Could anyone share any upto date costs We should expect pm2?

Basically loads. Do not take what the architect says as actual builders seem to charge multiples of what the architects give as an estimate. In my part of the country (south east) it could easily be 100-150k.

Relative has recently done single story extension in the SE including new kitchen, full rewiring, new bathroom. Approximately £180K.

Two storey side extension 10m x2.7m and small single storey (just to straighten up the back wall 2x2.5m) with a 5m steel beam to open into existing with a new bathroom and kitchen 180k. North Birmingham.

We added 6m x 10m on the back of our house, double storey. It was £400k. The builder quoted under £300k.

we’re about to undertake a double storey side extension on 2 sides and a loft conversion - have been told to expect approx £500K

Oh yes I agree, it’s been life changing. I was more posting that in percentage terms it was vastly more expensive than we were quoted (and than the architect said).
